Chief Development Officer

Bill is an accomplished commercial real estate executive, relying on over ­­­­thirty years of experience in the commercial construction, property management, and land development industries to consistently deliver on the vision of Capano Management ownership.

Responsible throughout the life cycle of every new and existing project, Bill provides determined, supportive leadership to his team of 14 direct reports, the balance of the Capano executive team, and third party partners such as lenders, design teams, local municipalities, and state agencies. Bill guides and connects these teams through the successful acquisition, design, financing, construction, management, and redevelopment as required, of an extensive existing and growing portfolio.

Utilizing a holistic approach to the development of Class-A real estate, and working directly with ownership, Bill drives the company’s corporate strategy to deliver sustainable, innovative, and proven models of successful CRE developments. Under his continuing stewardship, Capano Management is well-positioned to continue to thrive.

Bill graduated Summa Cum Laude from Lehigh University with a Bachelor of Science in Electrical Engineering.

Megan Morgan

Megan Morgan

Executive Assistant

Megan is a seasoned Executive Assistant with over 21 years of experience supporting senior leadership in fast-paced, high-impact environments. She currently serves as Executive Assistant to the Chief Development Officer, where she provides strategic and operational support across the full lifecycle of development projects—from initial planning and due diligence through execution and successful completion.

Throughout her career, Megan has evolved beyond traditional administrative responsibilities to become a trusted strategic partner to executive leadership. She plays a critical role in coordinating cross-functional teams, aligning priorities, and ensuring that complex initiatives remain on track. Her ability to manage competing demands, streamline processes, and anticipate challenges before they arise allows leadership to focus on high-level strategy and decision-making.

With a strong foundation in human resources, Megan brings a unique blend of organizational insight and people-centered leadership to her role. Her background equips her to navigate sensitive matters with discretion, foster collaborative relationships, and support organizational culture while maintaining operational excellence.

Joseph DiFrancesco

Joseph DiFrancesco

Project Manager

Joe brings 43 years of construction knowledge to the Capano team. Originally a carpenter by trade, he expanded into building subdivisions, small site work projects, and custom homes.

As a project manager, Joe brings a true passion for his work, assisting with the project design, estimating, building, maintaining budgets, overseeing, and collaborating with superintendents and sub-contractors.

Prior to joining Capano Joe worked for PHB Inc., and was a licensed designer and installer of onsite wastewater systems. Joe built a long and trusted relationship with the Act’s Retirement-life Communities, among a long list of other clients throughout the tristate area.

Bo Britt

Bo Britt

Project Manager

Following his early life military service, Britt began his construction career on a residential framing crew, quickly advancing to crew leadership. Recognized for his field expertise and leadership ability, he was selected for an assistant superintendent training program with a national homebuilder. After completing the program, he was promoted to Superintendent and entrusted with the independent construction of multiple homes, steadily expanding his responsibilities as his experience grew.

Britt later joined a national builder as a Project Manager, where he built a long-term career spanning 18 years and advanced to Director of Construction. In this role, he oversaw construction operations, estimating, contracts, and customer service across an average of 17 active subdivisions, delivering approximately 500 homes annually. He also broadened his experience into sales and obtained his real estate license. Among his career highlights, he led the rapid recovery of a nearly completed 4,600-square-foot home that was destroyed by fire just days before a family’s scheduled move-in, coordinating subcontractors and local officials to rebuild and deliver the home within 10 days.

In 2003, Britt joined LC Construction as a Project Manager and has since led a wide range of residential and multifamily projects. His experience includes large-scale development assignments involving full site development, multifamily and build-to-rent communities, amenity construction, and single-family rental portfolios across multiple markets. Today, he provides leadership across construction operations, managing complex projects from site development through completion while ensuring quality execution, schedule performance, and strong coordination with trade partners and stakeholders.

Mike Edwards

Mike Edwards

Project Manager

Mike brings more than 30 years of experience in design, construction, and project management to the LC Construction team. His background spans a wide range of project types, from small commercial and residential work to multi-million-dollar custom homes and large-scale commercial developments. He offers deep expertise in sustainable building practices, including ENERGY STAR®️ prescriptive and performance programs, Green for Green processes, and HERS rating administration. Throughout his career, Mike has managed and overseen construction project budgets exceeding $150 million.

Prior to joining LC Construction, Mike held multiple leadership roles with Gemcraft Homes, serving as Production Manager, Service Manager, and Assistant Division Manager in training, where he supervised up to 15 direct reports. His responsibilities included residential community planning, construction operations, and coordination with marketing teams to support efficient sales and delivery across both new and existing communities. Earlier in his career, he served as a Supervisor for Phippins’ Custom Homes and Cabinetry.

Mike holds an Associate of Arts degree in Business Administration with an architectural emphasis from Chesapeake College. He also completed three years of technical training in architectural, mechanical, and advertising disciplines, providing a well-rounded foundation that supports both the technical and operational aspects of his work.

Sean Bennett

Sean Bennett

Project Manager

Sean Bennett is a seasoned Project Manager at LC Construction with more than 38 years of experience in the residential construction industry. Over the course of his career, he has developed deep expertise in procurement strategy, vendor negotiations, cost control, and contract administration, helping ensure projects are delivered efficiently, on schedule, and within budget.

At LC Construction, Sean leads the sourcing and purchasing of materials, trade services, and supplier partnerships to support large-scale residential developments. He is recognized for cultivating strong, long-term vendor relationships while maintaining a disciplined focus on pricing accuracy, value engineering, and market conditions. His ability to analyze budgets, forecast costs, and negotiate competitive agreements supports operational efficiency and overall project performance.

Sean’s experience in both field operations and purchasing provides a comprehensive understanding of how procurement decisions impact construction timelines, quality, and execution. His leadership approach emphasizes accountability, collaboration, and proactive planning.

With nearly four decades of industry experience, Sean brings seasoned judgment, consistency, and a results-oriented mindset that supports LC Construction’s commitment to quality, efficiency, and long-term performance.

Ryan Purcell

Ryan Purcell

Superintendent

Ryan Purcell offers more than 30 years of construction industry experience, including the past 10 years specializing in construction supervision for multi-family residential projects. His background combines hands-on field expertise, subcontractor coordination, scheduling oversight, and quality control—ensuring projects are delivered safely, efficiently, and to specification. Ryan has supervised projects from initial site preparation through final closeout. As Superintendent, he is responsible for daily field operations, subcontractor coordination, schedule enforcement, safety compliance, and quality control. Currently Ryan is serving as Superintendent on the development of a 120,000 sq ft big box, in line and traditional retail spaces. This project also includes highway pad sites from .5 to 2.5 acres along Rt. 50 managing multiple trades simultaneously while maintaining aggressive timelines and strict safety standards.

Ryan has completed extensive field and safety training throughout his career. His certifications include OSHA 30-Hour Construction Safety, First Aid/CPR, and Procore Project Management. Ryan brings extensive experience using Microsoft Project and Bluebeam for scheduling, document control, and project coordination, and has recently completed training in CMiC, expanding his capabilities in construction management and ERP systems. In addition, Ryan has received out-of-the-box training focused on fostering strong, collaborative relationships with subcontractors, supporting effective communication and project execution.

George DiFrancesco

George DiFrancesco

Superintendent

With over 40 years of experience, George has managed the construction of many multi-million dollar commercial and residential construction projects as a site superintendent.
George joined Capano Management’s LC Construction in 2015, during which he supervised the construction of many hospitals, post offices, apartment buildings, restaurants and office complexes.

He is responsible for managing new projects from beginning to end, including job cost estimates, scheduling and scope of work, with a proven record of success in completing projects on time and within budget. George provides supervision, guidance and support for the entire team, including sub-contractors, state agencies and engineers. He has certification in construction supervision, OSHA, First Aid, CPR and many other entities.

Mike Marconi

Mike Marconi

Superintendent

Michael Marconi brings more than 30 years of construction experience to his role as Construction Supervisor. Throughout his career, he has overseen a wide range of residential projects, with expertise spanning both multifamily communities and custom home construction.

At LC Construction, Michael is currently supervising the development of private residential projects while continuing to support the organization’s multifamily construction efforts. His ability to transition seamlessly between custom residential work and large-scale apartment communities reflects his versatility, attention to detail and commitment to quality execution.

Michael is known for his hands-on leadership, strong field coordination, and dedication to delivering projects safely, efficiently, and to the highest standards.

Tony Forano

Tony Forano

Project Manager

Tony has over 45 years of senior management experience, including leadership in company operations, facilities, project management and site development. He possesses in-depth knowledge of risk management, pre-construction, due diligence, development and construction permitting, building practices, financial management, budgeting and pro forma cost control, change management and regulatory compliance.

Tony brings a strong portfolio of successful construction projects, including ground-up construction and renovations of commercial buildings, big-box and high-end retail facilities, strip centers and indoor malls, schools and colleges, medical facilities, public works projects, communication towers, wastewater treatment facilities and IT integration.

Tony holds an associate degree in business science from Ocean County College and a mechanical engineering certification from Turner’s Institute of Technology. His professional credentials include U.S. and international Master Project Manager (MPM) certifications and a New York State Unlimited Tonnage Refrigeration License. He is also certified as an Army Corps of Engineers Quality Control Manager, OSHA 30, CFC technician and welder, and is certified to teach HVAC and controls.

Fred Williams

Fred Williams

Superintendent

Fred Williams has over 25 years in the commercial construction industry; including roles in drafting, estimating, project manager and superintendent. In his current role as Superintendent, he is responsible for daily field operations, subcontractor coordination, schedule enforcement, safety compliance and quality control.

Fred entered the commercial construction industry directly out of high school and has gained his experience by working on several high-profile projects, both domestic and internationally. His certifications include OSHA 30-Hour Construction Safety and Procore Project Management.

Jennifer Newton

Jennifer Newton

Construction Administrative Assistant

Jennifer brings more than 25 years of experience and deep industry expertise to her role as Administrative Assistant for LC Construction. Her background in construction accounting, project coordination, and scheduling enables her to provide critical operational support across the organization, from executive leadership to field project teams.

Serving as a central point of coordination, Jennifer manages relationships with LC Construction’s network of vendors and contractors while overseeing purchase orders, service agreements, project documentation, and material procurement timelines. Her attention to detail and proactive approach help ensure projects are delivered efficiently, maintaining both schedule discipline and budget control across the company’s growing portfolio.
